Expressions at Rancho Niguel is registered as a non-profit mutual benefit corporation with the State of California. The Corporation’s charter is to provide community services and facilities for the general use, benefit and welfare of the owners. In fulfilling this charter, Expressions at Rancho Niguel is responsible to operate, maintain and regulate the operations and business affairs of the project’s common areas and common interests.

Reminders
If you see water leaking anywhere throughout the community, please contact Management IMMEDIATELY to report it. You can contact Management at 949-581-4988 during business hours. For after hours, please contact our 24/7 emergency on-call service at 949-361-3290
Homeowners are also responsible for the maintenance of the interior of their patio or deck. Please note that the decks should be recoated every few years to protect the integrity of the structure and avoid water intrusions.
Trash cans must be stored in the garage and must be put away the same day as trash pick up.
Bamboo screens are not allowed on the patios or balconies.
Storing of miscellaneous items, including but not limited to bicycles, scooters, trash cans and water hoses, in the common area and at your front entry way is not allowed.
Washing your car in the common area is strictly prohibited.
Garages must be used for the purpose of parking your vehicles. Please fully utilize your garage to park the amount of vehicles it was designed for, before utilizing a common area parking space.
Patrol Service
Courtesy Patrol is contracted by the Association to enforce the Association’s Parking Guidelines. Courtesy Patrol handles the parking permits program administration for Expressions, residents in need of a parking permit should contact Courtesy Patrol directly at 714-669-2736. Overnight guests parked within the community, must be safelist their vehicle through Courtesy Patrol, by calling Courtesy Patrol.
Important Water Conservation Tips
-Tune up leaky toilets, shower heads and faucets.
-Run your cloths washer and dishwasher only when full.
-Replace old toilets
-Upgrade your bathrooms with water-efficent shower heads
-Don’t leave water running when: rinsing dishes, shaving, washing hands, and brushing teeth.
-Shorten your shower time.
